Official Statement

We, the German investors, established German Mongol Properties LLC to implement the “German Residence” project, which involves constructing two 20-story buildings in the Zaisan area. However, during the COVID-19 pandemic, Batu Construction LLC breached the Cooperation Agreement, betrayed our trust, and unlawfully seized the construction site in 2020 by forcibly taking control of the buildings and removing our staff.

We filed a complaint to the Swiss Arbitration Court, which ruled in our favor. Subsequently, the decision was enforced by the courts of Mongolia. After prolonged, multiple lawsuits and disputes, we officially registered our ownership rights and obtained the 2 certificates of ownership. Despite this, Batu Construction LLC and its partner Global Bridge Construction LLC have refused to transfer the buildings to us. They are illegally selling and allowing people to reside in Block B, which has not been officially approved by the State Commission. This puts residents’ lives and health at serious risk.

As of June 17, 2025, the Civil Courts of Bayangol, Khan-Uul, and Songinokhairkhan Districts have issued a ruling prohibiting the sale, mortgage, or registration of these properties.

The only legitimate and legally certified owner of the properties is German Mongol Properties LLC. We are committed to resolving the matter lawfully and appropriately, while also trying to protect the rights and interests of the residents. No one should suffer due to the illegal actions of anyone. We are also cooperating with the competent government authorities in the implementation of the legislation.

Some individuals have filed a claim against Global Bridge Construction LLC attempted to be recognized as owners and obtain ownership certificates. However, in each case, the courts have ruled fairly and dismissed the claims.

No party other than German Mongol Properties LLC has the legal right to sell, advertise, or claim ownership of these properties in any form.

The security personnel deployed by our company are there not only to ensure the safety of residents but also to protect and monitor our lawfully owned property.
